"Best real estate agent in South Rotterdam for an apartment under 350,000 euros." That's no longer a Google search. That's a question for ChatGPT. And the answer doesn't contain ten blue links — it contains three to five concrete recommendations.

How AI search engines select real estate agents

AI models like ChatGPT, Perplexity, and Gemini build their answers based on three pillars:

  1. Authority: Is this agency mentioned on trustworthy external sources?
  2. Specificity: Does this agent have demonstrable expertise in the requested segment?
  3. Signals: Reviews, certifications, local mentions, structured data.

The problem for real estate agents: most agency websites are built as digital shop windows. Beautiful property photos, a contact form, and a generic "about us" story. For AI, that's insufficient to base a recommendation on.

6 GEO strategies specifically for real estate agents

1. Build neighborhood expertise pages

This is the most important strategy for real estate agents. When someone asks ChatGPT for an agent in a specific neighborhood, the agency with the most relevant content about that area wins.

What belongs on a neighborhood page:

  • Average selling prices (current, with source)
  • Average time to sell in the area
  • Types of properties available
  • Amenities: schools, shops, public transport
  • Developments: new construction, redevelopment, zoning plans
  • Your sold properties in this area (with results)

Example: A page titled "Real Estate Agent Rotterdam Kralingen" with concrete data about price trends, your own track record in the area, and local market analysis. That's exactly what AI cites.

2. Publish market analyses with numbers

AI models love data. Publish monthly or quarterly local market analyses.

Format that works:

These tables are literally cited by AI models. They are factual, current, and locally relevant.

3. Make your certifications explicit

Just like with accountants, certifications are powerful trust signals for AI. Professional memberships, registered valuator status, accreditations — don't just mention them in your footer.

Weave them into your content:

"As a registered real estate agent with 15 years of experience in South Rotterdam, we sold over 120 homes in 2025, averaging 4% above asking price."

One sentence. Certification, experience, location, result, and a concrete number. Everything AI needs.

4. Implement LocalBusiness + RealEstateAgent schema

Schema markup is particularly valuable for real estate agents because specific schema types exist for the property sector.

Essential schemas:

  • RealEstateAgent: Agency type, specialization, region
  • LocalBusiness: Address, opening hours, contact details
  • Place: Neighborhoods and regions you serve
  • Review/AggregateRating: Google reviews structured

5. Use property data as structured content

Publish it:

  • Seasonal patterns: when is the best time to sell?
  • Comparison: selling with or without an agent (with real numbers)

Every data point is a potential AI citation.

6. Collect reviews that are specific

A review that says "good agent, recommended" is worthless to AI. A review that says "Agency X sold our apartment in Kralingen within 3 weeks, 8% above asking price" is worth its weight in gold.

How to get specific reviews:

  • Ask targeted questions after the sale: "Which neighborhood was the property in? How fast was the sale? Was the result above or below asking price?"
  • Make it easy: send a direct Google Review link
  • Respond to every review with additional context
